I like wooden homes. My dad framed custom homes from wood for 50 years. I'm aiming for ease of maintenance in my old age. Most metal buildings are warrantied for 50 years against paint damage and corrosion. The spray insulation adhered to the inside of the metal shell will provide a very energy efficient and leak proof barrier. It will be insect resistant, rot resistant, sturdy in a storm, and the metal roof will provide the perfect way to collect rainwater and mount solar panels. The freestanding metal building will allow me to frame whatever I want inside without worrying about having to bear loads. The concrete floors and black painted exposed ceilings will cut down on the cost of flooring and framed and finished ceilings. I can concentrate on nicer furnishings and fixtures. An open floorplan will allow me to use minisplit AC systems. A good friend of mine has offered to provide the units at his wholesale price and help me install them. I can frame the interior, install the electrical, install security camera and security alarm wiring, and install the plumbing after I learn how. (PEX plumbing looks pretty easy to learn) I may have the drywall installed, as it's the last thing seen and I want it to be perfect. Paint and install custom plumbing and electrical fixtures and appliances and hopefully pay for it as I go and be done within 2 years.

I think the open and industrial interior highlights the wood accents. At least that's what I'm going for.

I just ordered the latest National Electrical Code manual with Ugly's references for residential wiring and conduit bending. An electrician friend offered to help me wire my house. He'll speed things up for me.

Plumbing is still my weakest skill.

In your next property will you be designing the yard for the local fauna?
It took us 1 year to design our Butterfly Forest in the back yard.
After 4 years it has matured beautifully.

One real outspoken gruff 'blokey' mate that visited was a bit bemused when we invited them into the garden from the deck.
After a while in the forest he said 'I was quite happy sitting on the deck and wondered why you would want to come down here. Now ......... '
It's sort of a hard sentence to complete.

In The Forest you are no longer an observer, you are in it. You are of it.
